§Woodley Cottage is situated along a bridle path at a quiet location in the heart of the Pembrokeshire countryside, midway between Haverfordwest and Fishguard. It is surrounded by moor and farmland and is adjacent to the Wallis Moor Site of Special Scientific Interest. The Pembrokeshire Coastal Path, glorious sandy beaches and the Preseli Hills are all within easy reach. There are opportunities for outdoor pursuits such as rambling, cycling, pony riding and watersports. Sealyham Activity Centre, Llys-y-fran and Scolton Country parks are within 3 miles.

§The Cottage, part of a converted barn, is by itself in the grounds of the owner’s house. Privacy is afforded by mature hedges and there is no other holiday accommodation nearby.

§There are three bedrooms to sleep 6 plus cot. One twin bedroom on the ground floor and one double and one twin bedroom on the first floor. Bed linen (but not towels) for the number staying is provided at the start of the let.

§The living room is sunny and well-lit with TV, video & DVD player and the beamed and galleried kitchen/diner contains electric cooker, microwave, fridge, freezer and clothes washer/drier.

§The bathroom has toilet, wash basin, shaver point and bath with shower.

Full oil-fired central heating, hot water and electricity

are included in the rental, there are no extra charges.

§Outside there is a garden to the rear which is secure for young children and secure hardstanding at the front of the Cottage. There is ample parking by the Cottage and storage for cycles, canoes etc. Patio table and chairs are provided.

§The ground floor of the Cottage is suitable for tenants with limited ability, details on request. The Cottage is non-smoking and pet-free, only guide dogs are allowed.

Prices in 2011 (full amount per week for the Cottage, there are no extra charges), payable by cash or cheque (regret credit card facilities are

not available).

High season (July & August): £575.00

Booking Conditions

1. The letting contract is between the hirer and the owners Mr & Mrs J Rattenbury at their address.

2. The person who signs the booking form certifies that he or she is 18 years of age or over and is authorised to agree to the booking conditions on behalf of all persons included in the booking form.

3. At no time must the number of the party staying in the Cottage exceed the number given on the booking form without the express permission of the owners. To do so without such permission will give the owner the right to terminate the contract and tenants may be required to leave the Cottage. If the number staying at the Cottage is to be increased (at no extra charge but within the maximum of six persons plus child in cot), the additional tenants must be added to the original booking form or an extra booking form submitted.

4. A booking is accepted upon receipt of at least 25% of the full cost of the letting. The outstanding balance for the full cost of the letting must be paid by one calendar month before the date of arrival.

5. The hirer agrees to take good care of the property, to report any damages to the owner, reimburse breakages and to leave the Cottage in a clean and tidy condition on departure.

6. The owner may request reasonable access for essential maintenance.

7. Hirers must respect the countryside code and the amenity of neighbours and local farmers. Guide dogs only are allowed at the Cottage.

8. Cancellation insurance is the responsibility of the hirer and is recommended. If the hirer has to cancel the letting, the owners must be notified immediately with confirmation in writing. If it is possible to re-let the Cottage, all monies except the deposit will be refunded. If not re-let, the owner is entitled to retain all payments made and to recover any unpaid balance of the full cost of the letting.

9. The Cottage is available from 4.00pm on the day of arrival and must be vacated by 10.00am on the day of departure.

10. If, due to unforeseen circumstances, the owners are unable to let the Cottage for the dates booked, all monies paid will be refunded in full. The hirer shall have no claims against the owners.
